Dear Sir or Madam : I am writing this letter to file a complaint against RoundPoint Mortgage Servicing Corporation, XXXX, NC. RoundPoint has repeatedly written me demanding mortgage payments. My original mortgage servicing company was XXXX, and since XXXX no longer sends me bills, I can only assume they have sold this account to RoundPoint.
I purchased my home in XXXX from XXXX XXXX XXXX for {$91.00}, XXXX ( principal and interest ) for a 30 year mortgage. In XXXX, I bought XXXX XXXX out, and XXXX XXXX XXXX took over the loan. I refinanced in XXXX, for monthly payments of {$720.00}. To the date of this letter, I have paid {$100.00}, XXXX, which is {$13000.00} over the amount of the principal and interest owed.
RoundPoint has written me and sent fraudulent documents to support their claim : Which is that I owe them {$40.00}, XXXX. They have listed the amount of my loan incorrectly : as approximately {$120000.00} including interest. They have also sent documents alleging that I refinanced my home in XXXX ; I XXXX in XXXX. Therefore, I did not and would not have refinanced my home in XXXX.
Moreover, none of the documents they 've sent me list a payoff balance.I am sending a copy of this letter to RoundPoint.

The new servicing company did not send out their notice no less than 15 days PRIOR to them receiving the transfer. They are now telling me the Federal law states they have up to 60days AFTER transfer to send me a letter. They are refusing to take my payment ( s ), give me date when they will start accepting my payment ( s ). They said I would just have to wait till they sent me a letter and called with the info, but would take aporx 60 days! I should just " hold on '' to my payment till then ... There is something fishy about them, it 's like they are wanting you to get behind or something. 60 days would cause it to show late on my credit report and I 've NEVER been late with my mortgage before and do n't plan on it either!!!

My mortgage was recently sold by XXXX XXXX to Roundpoint. No problems with XXXX XXXX, but that is not the case with Roundpoint.
On XX/XX/XXXX, I received a form letter from Roundpoint stating that they received a payment from me that was short of the necessary amount by {$50.00} or less. This is absolutely false. This is also the second letter like this they have sent me. The payment my bank sent matches the payment I was required to make according to my mortgage statement from them, and it also matches what they show I paid. It also matches what I was paying to XXXX XXXX.
Then the same day, I received a new mortgage statement from them increasing my payment, with no explanation what so ever. Calling their customer NO SERVICE number is futile, it is geared to only extract payments from people, not to actually provide service.
The law requires them to notify me if my payment increases due to an escrow shortfall, and allow me the option to pay it upfront or over the course of 12 months. I have received no such notification, nor have I received an escrow statement showing payments in and out.
I filed a complaint with Roundpoint online and have heard nothing. Trying to call in and speak to a live person is futile. There was no option to do so.
Normally, if I experience this level of difficulty with a loan servicer, I could just go refinance the loan with someone else, however, with inflation and the current interest rates, I would be looking at more than a XXXX point increase in interest, which is likely the reason they are being so difficult, they don't want to service a loan paying 3.25 % interest when a new one would be 6+ % interest.
They also send out statements on the second day of the month, showing me past due, when my payment isn't past due ( late ) until the XXXX. XXXX XXXX didn't do this, they sent out statements after the XXXX.
This is predatory behavior. If you look online, Roundpoint has terrible customer service ratings and alot of complaints for exactly the same behavior, and their response is always the same.

Roundpoint Mortgage sent my insurance premium payment to the wrong company. My provider contacted them and instructed them to overnight it to the correct address. They failed to do so multiple times, and as a result my home insurance was not renewed and my home is not currently covered. Multiple contacts have been made with Roundpoint and still the issue has not been resolved.

Approximately XX/XX/2019, Roundpoint choose an insurance policy with the same coverage for my ESCROW, but the premium went from {$1400.00} annually to over {$2100.00}, they increased my monthly payment about $ XXXX to cover the new shortage. I called and canceled that policy myself, got a new equitable policy, and calculated my taxes insurance etc and appeared to have an overage in my ESCROW so that Id be due a refund. They told me the new monthly payment would stay the same due to their projected ESCROW account estimates. Today they have tried to increase my rate AGAIN, citing the same insurance issue and demanding an additional {$880.00} for my ESCROW due to another assessment completed XXXX XXXX. My new policy was {$1800.00}, the taxes did not increase that much this year and have been approximately {$600.00} annually, and it appears that even asking them to cancel the old policy they still have this listed on the ECSROW account, I have called these people 6 times since XXXX and have had no resolution with clearing up these issues.

We are having issues getting the remaining balance of our Supplemental Loss insurance check from Round Point Mortgage. At this time all work has been completed and we have had to use money from our savings to pay the contractor. Round Point Mortgage is doing nothing to assist or expedite this process. Below is a summary of the timeline of events since the damage occurred and our correspondence with Round Point Mortgage.
XX/XX/XXXX : Our house suffered damage from a tornado.
XX/XX/XXXX : Received a XXXX XXXX loss check in the amount of {$33000.00}. This was sent to Round Point Mortgage for endorsement on XX/XX/XXXX.
XX/XX/XXXX : Called Round Point to check on the status of the check. We were told the check had been endorsed and mailed.
XX/XX/XXXX : The roof and gutters were completed.
XX/XX/XXXX : XXXX XXXX loss check for {$33000.00} was received and deposited.
XX/XX/XXXX : We received a check from XXXX XXXX for supplemental items in the amount of {$12000.00}. This check was sent to Round Point Mortgage for endorsement on XX/XX/XXXX.
XX/XX/XXXX : Spoke with Round Point Mortgage ; we were told they needed a summary of loss. A copy of the summary of loss was emailed to them.
XX/XX/XXXX : Chimney cap was installed.
XX/XX/XXXX : Spoke with Round Point Mortgage to get an update on the supplemental check. We were told there were claim documents that had to be completed by us and the contractor. The claim documents were completed and submitted on XX/XX/XXXX via email. The summary of loss was included with these documents. We continued to receive weekly calls claiming they were missing documents. We repeatedly confirmed all documents had been submitted and each time we were reassured everything was in order and the check would be sent.
XXXX XXXX ( not sure of the exact date ) : I called Round Point Mortgage, they claimed again to have not received the Summary of Loss. We contacted XXXX XXXX and had them send it directly to Round Point Mortgage. During this phone call were led to believe we would receive the full amount of the supplemental check.
XX/XX/XXXX : We received a check from Round Point Mortgage for {$6300.00}, a little over half of the amount of the original supplemental check.
XXXX XX/XX/XXXX ( not sure of the exact date ) : I called Round Point Mortgage ; this is when they told us that an inspection was required prior to releasing the remaining {$6000.00}. We had reached the 95 % of work completion in XXXX and all funds should have been released then. We were not informed of the inspection requirement at that time.
XX/XX/XXXX : Inspector came out to look at the work that had been completed and submitted the report and pictures.
XX/XX/XXXX : I called Round Point Mortgage; was told they had not received the report. They said they would reach out to the inspecting company about the report.
XX/XX/XXXX : I called Round Point Mortgage; was told they still had not received the report. They said they would reach out again to the inspecting company.
XX/XX/XXXX : I contacted the inspector ; she couldnt explain why Round Point Mortgage didnt have the report. She said she would resubmit it and the photos.
XX/XX/XXXX : I called Round Point Mortgage; was told they still had not received the report. They said they would reach out again to the inspecting company.
XX/XX/XXXX : I called Round Point Mortgage; was told they still had not received the report. They said they would request a new inspection.
XX/XX/XXXX : I called Round Point Mortgage; was told they still had not received the report. They said they would request the new inspection be expedited.
XX/XX/XXXX : I called Round Point Mortgage; was told they still had not received the report. They said they would again request the new inspection be expedited. I informed them I would be filing a complaint with Consumer Financial Protection Bureau. At this point all work has been completed and I have used money from my savings to pay off the contractor.

Complaint What Happened |
Roundpoint mortgage servicing corporation obtained the mortgage I closed with XXXX XXXX on XX/XX/2018. This loan includes an escrow requirement for property taxes. On XX/XX/2018, I provided XXXX XXXX with a letter from the county indicating that I owed no property taxes for XX/XX/XXXX. I asked XXXX XXXX to remove the property tax escrow from my mortgage payment. They indicated they had sold the loan and could not do anything and I should contact the new owner of the loan, but they couldn't give me the new owner 's contact info until XX/XX/2018.
On XX/XX/2018, I was notified that the owner of my loan was now Roundpoint mortgage servicing corporation. I immediately provided XXXX with the letter from the county indicating I owed no property taxes for XX/XX/XXXX and asked them to remove the property tax escrow requirement from my loan and to apply the XX/XX/XXXX property tax I already paid to my loan balance. XXXX notified me that they received my request and would contact me by XX/XX/2018. I never heard from them. They sent me a letter saying that the escrow could not be eliminated since I owed escrow payments for insurance and for PMI payments. I notified XXXX that I did not request the elimination of the escrow, only the removal of the property tax component. I spoke with a supervisor at XXXX who guaranteed me that my issue would be resolved by XX/XX/2018, and she guaranteed me a call on XX/XX/2018, to verify the resolution. I have not heard from XXXX and my account still shows the payment required for the property tax escrow.
